Buyer and Tenant Representation:

This has traditionally been the backbone of our business. Through site-selection assignments, Empire effectively functions as a member of the development or investment team. The approach is inductive, starting with an analysis of the macro markets, analyzing the jurisdictional variables, infrastructure conditions, and "market drivers" that frame the client's industry, and systematically backing into selecting the best property. This approach, with certain variations, is consistent, whether it's used for initial roll-outs for retail chains entering the market, ongoing residential, multifamily or mixed-use project development, or the sale of investment property.

Seller Representation:

We take our listings seriously, and only list those few projects where we believe we can fully commit the time and resources that will serve the client’s best interests. Our philosophic approach is to partner with the client, to listen to their needs, to advise them of their options, to commit to the long haul. Once we and the client have a firm understanding of the goals and objectives, we will:

  • Analyze the property to determine its most strategic position in the marketplace
  • Formulate a disposition plan to maximize the returns to the owner
  • Package and promote the project based on the disposition plan
  • Generate offers, negotiate the contract, oversee the escrow and facilitate the closing

Empire maintains an extensive data base of local, national, and international investors and developers. We continue to adapt new technologies and networking formats to reach the widest array of qualified private, institutional and sovereign buyers.

Lender-Owned/Special Assets:

Empire Commercial's brokers have developed core competencies in evaluating lender-owned assets, both debt instruments and OREO properties, for their intrinsic value in a rapidly-changing marketplace.

Empire is currently working with several local, national and international institutional investors and private-equity funds interested in mid- to long-term placements in the Arizona land market, as well as private investors positioned to purchase value-added income properties. We are working through consolidators, wealth managers, fund managers and court-appointed receivers as their point-men in Arizona.
